Nestled in the tranquility of the rolling hills of the Marche region, about fifteen kilometers from the lively city of Fano and its sea, stands Casale Castello, a residence that combines the charm of rural tradition with the comfort of modernity.
It is easily reached via an asphalt road, and the small adjacent village welcomes visitors with its genuine atmosphere, suspended in time.
While not isolated, the farmhouse enjoys excellent privacy thanks to the approximately 5,000 square meters of land, completely fenced, with an olive grove of 70 trees and fruit trees that create a serene and regenerating landscape.
The Casale, completely rebuilt in 2009 with anti-seismic techniques and materials that respect the Marche tradition, has preserved the authentic soul of country houses, enriched in 2024 with important improvements: the installation of a heat pump system for hot and cold air, the complete painting of the rooms, and a refined restyling of the interiors, with furnishings of contemporary taste perfectly harmonized with classic elements. Most of the furniture can be included in the sale, but it is not included in the price and is negotiable separately.
A building permit has also been approved for the construction of a swimming pool and to reopen two windows in the upstairs bedrooms, which will make the rooms even brighter and more panoramic. The terrace has recently been rebuilt, and there is also an approved permit for the installation of a wooden pergola, ideal for fully enjoying the outdoor spaces during the summer.
Ground floor
On the ground floor, a large open-space opens up, the beating heart of the house, where a living room with a wood-burning fireplace offers warmth and atmosphere on winter evenings. The spaces follow each other harmoniously in a bright dining room and a functional kitchen, creating a convivial and welcoming environment. A service bathroom, a storage room, and the technical room complete the floor. The large French windows let in natural light and offer direct access to the garden, an ideal extension of domestic life. An internal staircase finally leads to the upper floor.
First floor
Going up to the first floor, you discover four bedrooms, each with its own exclusive bathroom, characterized by ceilings with wooden beams and terracotta tiles, which give warmth and authenticity. Currently, two bedrooms have been transformed into studies, while from the master bedroom, on clear days, you can glimpse the sea in the distance, which blends gently with the hills of the Marche region, offering a view of extraordinary beauty.
Exteriors and context
In front of the house opens a flat garden, ideal for outdoor lunches, summer parties, and moments of relaxation. On the back, small bucolic paths and steps carved into the ground lead to the olive grove and the orchard, places of quiet and authenticity that tell the story and the breath of the countryside.
The Cartoceto area is renowned for its extra virgin olive oil with a delicate and fruity taste, the result of prized local cultivars and an ancient olive-growing tradition, considered among the excellences of the Marche region.
With its shops, bars, and restaurants, the village of Cartoceto is just five kilometers away. The city of Fano and its beach are about 15 minutes away.
Casale Castello represents an ideal solution for accommodation, thanks to the layout of the first floor, but also the perfect residence for those who want to live all year round immersed in the tranquility of the hills of the Marche region, between authenticity, comfort, and timeless beauty.
